2. Our Services
Urban EPC arranges Energy Performance Certificate (EPC) assessments and related property certification services (including but not limited to Domestic EPCs, Commercial EPCs, SAP calculations, Gas Safety Certificates, EICRs, and associated reports) by connecting customers with independent, accredited assessors and engineers (“Assessors”).
Urban EPC acts as an intermediary/coordinator between you and the Assessor carrying out your assessment. Assessments are carried out by Assessors who are independently accredited under the relevant UK accreditation scheme(s) applicable to their discipline.
3. Bookings & Quotes
- Quotes provided through our website are estimates based on the property information you provide and may be subject to change if the property details differ on inspection (e.g. property size, type, or accessibility).
- A booking is confirmed once you have received a booking confirmation email from us.
- We will make reasonable efforts to offer appointment times within the windows advertised on our website; availability may vary by location.
4. Access to the Property
You are responsible for ensuring the Assessor has safe and full access to the property, including all rooms, the loft space, and any outbuildings relevant to the assessment, at the agreed appointment time. If access cannot be gained, a missed appointment or re-visit fee may apply, as set out at the time of booking.
5. Cancellations & Rescheduling
- You may cancel or reschedule your appointment free of charge up to [X hours/days] before the scheduled appointment time.
- Cancellations made within [X hours] of the appointment, or missed appointments, may be subject to a cancellation fee of [£XX or X%], to cover the cost committed to the Assessor.

8. Liability

- We are not liable for indirect or consequential losses, including loss of a sale, letting, or business opportunity arising from a certificate’s outcome or issuance timing, except where such loss arises from our negligence or breach of these Terms.
- Nothing in these Terms excludes or limits liability for death or personal injury caused by negligence, fraud, or any other liability which cannot be excluded under English law.
9. Assessor Accreditation
All Assessors within our network hold current accreditation with a recognised UK accreditation body relevant to the service provided (e.g. an EPC accreditation scheme for Domestic/Non-Domestic Energy Assessors, Gas Safe registration for gas engineers, or NICEIC/relevant body for electrical inspections). We take reasonable steps to verify this accreditation but recommend customers may request evidence of accreditation directly from their Assessor if desired.
