An Energy Performance Certificate (EPC) rates the energy efficiency of a property from A (most efficient) to G (least efficient). It is legally required when selling, renting, or constructing most residential and commercial properties in the UK.

You need a Domestic EPC when selling or renting a house, flat, or HMO. The certificate is valid for 10 years unless significant energy improvements are made to the property.

A SAP (Standard Assessment Procedure) Assessment calculates the predicted energy performance of a new-build dwelling before construction is completed. It is required for Building Regulations compliance and to obtain final EPC certification.
